You don't need a ladder or the balancing skills of a circus performer. Just get out your binoculars. Scan along the ridges and valleys of the roof for cracks that can quickly turn into leaks. Look for any rust spots or holes in the metal flashing on the roof and around chimneys and other structures rising out of the roof. Finally, look for missing, curled or loose shingles, particularly on the side of the house facing the sun. Water leaking in from these areas can weaken sheathing, walls and ceilings. Other common signs indicating a roof may need replacement include leakage in the attic after a wind-driven rain, leakage in the attic after ice buildup, blistering or peeling of interior or exterior paint, stains on interior ceilings and walls, dark or "dirty-looking" areas on the roof and an excessive rise in energy costs that indicates heat is escaping from the home.
While it's possible to install new shingles over an existing roof, JFGreen Renovations doesn't recommend it. Without tearing off the old roofing materials it's not possible to determine if roof leaks have caused structural damage to the underlayment. Also, an extra layer of shingles adds considerable weight to the underlying structure.
